Energy Performance CertificatesThe EPC is part of a series of measures being introduced across Europe to reflect legislation which will help cut buildings’ carbon emissions and tackle climate change. Other changes include requiring public buildings - for example town halls, libraries, hospitals - to display certificates showing the energy efficiency of the building and requiring inspections for air conditioning systems. If you are buying or selling a home you now need a certificate by law. From October 2008 EPCs have been required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average home being around 'D'. The way a building is constructed, insulated, heated, ventilated and the type of fuel used, all contribute to its carbon emissions. click here to view a sample EPCCommercial EPCsLegislation now states that a Commercial EPC is required for all business premises in the UK and must be awarded before commercial properties are placed on the market. Commercial EPCs provide an energy rating based on the performance and potential performance of particular buildings, i.e. the materials and its services such as heating, ventilation and lighting. EPCs for LandlordsSince 1st October 2008, Energy Performance Certificates have been a requirement for sale and rental of residential properties.
